The comparison checklist
Roof areas and measurements
Confirm that the house, garage, porch, and other roof sections are identified. Ask whether low-slope areas require a different roofing system. If the measured areas differ between proposals, ask the contractors to explain the difference before comparing a price per square.
Removal and disposal
Check how many existing layers will be removed, what happens to old underlayment and flashing, and whether hauling and disposal are included. Ask where the dumpster or trailer will sit and how the driveway and landscaping will be protected.
Roofing products
Look for the manufacturer, product line, and selected color. Confirm the proposed starter, ridge caps, and other system components. If one bid includes an upgrade, have its added cost shown separately so you can compare the underlying installation scope.
Underlayment and water protection
Ask which products are included and where they will be installed. The estimator should explain how the proposed assembly addresses the roof’s slope and vulnerable areas. A general phrase such as “complete roofing system” should be supported by a written product and scope list.
Flashing and roof penetrations
Ask what will be replaced or reused at chimneys, walls, valleys, skylights, and pipe penetrations. If existing components will stay, request the reason and the plan if removal reveals damage. Include any related masonry or skylight work as a separate, clearly assigned item.
Decking and concealed repairs

Ventilation
Ask what existing intake and exhaust ventilation will be assessed, what will change, and why. Clarify whether insulation or air-sealing work is included, separately priced, or outside the roofing proposal. Do not assume that a new ridge vent resolves every attic moisture concern.
Schedule and protection
Confirm the expected sequence of delivery, removal, installation, and cleanup. Ask who will contact you if the weather changes the schedule and how the home will be protected during an interruption. Use the home preparation checklist to plan access and household routines.
Warranty and closeout
Request the product warranty and the installation warranty associated with the actual proposal. Ask who registers any required coverage, which documents you receive, and whom you contact afterward. Keep our warranty questions with your estimates.
Price, exclusions, and changes
Identify the base price, optional upgrades, allowances, exclusions, and payment milestones. Confirm whether applicable taxes and permit-related costs are included. Ask who must approve additional work and how the revised total will be recorded.
When one estimate is much lower
First check for a difference in scope. One proposal may replace flashing while another reuses it, or the wood allowance may differ. Ask the lower-priced contractor to fill in omissions and the higher-priced contractor to explain the extra work. The goal is to understand what each number buys.
